HOA’s aren’t for everybody. In fact, many people in Santa Clarita seek a community with no HOA due to many reasons. Mandatory recurring fees, restricting customization to your property, rules on landscaping and parking are all reasons someone might want to avoid an HOA. Or perhaps community amenities like a pool are not important to you.
Santa Clarita has several communities with no HOA and many more with very affordable HOA dues (less than $100/mo), which we will cover in another post. But first, it is important to understand what an HOA is.
What is an HOA?
An HOA, or Home Owners Association, is a neighborhood organization that governs a residential community or townhome/condo complex. HOA’s enforce rules that dictate what you can and can’t do with your home. Many Santa Clarita neighborhoods have an HOA that enforces guidelines on exterior paint colors, grass length, holiday decorations, and more.
HOA fees often also go towards other perks like a community pool, parks, clubhouses and more. In Santa Clarita, many neighborhoods have multiple pools for residents to enjoy.
So, Which Santa Clarita Neighborhoods Have No HOA?
Happy Valley
Happy Valley is located off Lyons Ave and just south of Hart High School. Most of Newhall does not have HOA’s which is attractive to many buyers in Santa Clarita.
The majority of homes in Happy Valley are custom-built ranch-style homes. While this Santa Clarita neighborhood has no HOA, it is a clean and cozy neighborhood.
Circle J Ranch
Circle J Ranch is another example of a Santa Clarita community with no HOA. Technically, parts of Circle J Ranch do have an HOA which is the gated portion of the neighborhood. In front of the gates however, homeowners in Circle J Ranch do not pay HOA dues.
Circle J Ranch is located off Railroad Ave and north of Hart High School. The well kept areas at the entrance of the Circle J neighborhood is managed by the landscape maintenance district (LMD). They also are responsible for maintaining the open space behind many of the homes in Circle J. Certain neighborhoods like Circle J pay taxes towards the LMD every 6 months.
The estates at the top of Circle J Ranch (Behind the gates) and the Oak Lane Townhomes (Behind Circle J Ranch Park) do have HOA’s with monthly dues ranging from $120 to $275 per month.
Sunset Point
Sunset Point is technically a part of Stevenson Ranch, meaning it falls under “Unincorporated Los Angeles”. This Stevenson Ranch neighborhood is located just off the 5 freeway, behind “hamburger hill” in Santa Clarita. This neighborhood is known for not having an HOA.
Valencia Glen
Valencia Glen is another community in Santa Clarita that does not have an HOA. The well known Valencia Glen Park which has a large grass area, tennis & basketball courts, playground, and a pool in the summer is maintained by the city and open to Santa Clarita residents year round.
The neighborhood is located across the street from Henry Mayo Hospital (McBean and Orchard Village Road) and is conveniently close to shopping at Granary Square as well as the Santa Clarita Bike Paths behind the community.
North Valencia
North Valencia is close to Saugus High School and Central Park and does not have an HOA. Homes in North Valencia are mostly built in the late 1990s and offer spacious single family homes, many with larger than average backyards for the area.
Placerita Canyon
Placerita Canyon is part of Newhall and can be described as an “in-town rural community”. While you are close to Hart High School and shopping and dining in nearby Old Town Newhall, you still feel tucked away in the country. Many of the homes in Placerita Canyon are custom built on large lots.
While Placerita Canyon did make this list as a neighborhood with no HOA, there is a very small, informal HOA.
